Car washes in small towns

Many of our customers ask whether it pays to open a touchless car wash in a small town or village. Given the wave of interest, we decided to answer the questions investors keep asking.

Is it worth opening a car wash in a small town?

For some time there has been talk of the car wash market in Poland becoming saturated, but many examples show that a car wash can still be a good business. Investors should be aware of the potential of smaller local markets. Running a car wash in a small town of just a few thousand inhabitants can be an even better business than a car wash in a big city. It all depends on the location. If it is the only or one of very few such facilities in the area, it is sure to attract customers. A touchless car wash is a good investment idea even in a village, as many of our customers have already proven.

One example is the BKF car wash in Jakać Dworna, Poland (a village of about 500 inhabitants). Thanks to a large petrol station, an animal feed warehouse and the Łomża – Ostrów Mazowiecka through road nearby, the owner has no shortage of customers. An additional advantage is that the car wash is adapted to agricultural machinery (it has an open outdoor bay).

Investors considering a wash bay for agricultural machinery should remember that it may come with additional requirements, such as larger drainage gullies, a higher-capacity separator and more frequent cleaning of the wash bays. The size of the vehicles must, of course, also be taken into account.

Requirements for the car wash

Typical requirements for such investments include proximity to a place that attracts local residents, such as a petrol station, a vehicle service or inspection station, or a main through road. The best situation is when the investor owns an attractive, conveniently located plot with good transport links. Even better if the plot is already developed in some way, e.g. it belongs to a shop, which keeps infrastructure costs down. In that case the two businesses drive each other: shop customers use the car wash and vice versa. An advantage of small towns is the cost of land – both lease and purchase prices are lower than in big cities.

Bear in mind, however, that villages and small towns may lack a gas supply or a sewage system. In such cases investors opt for propane or heating oil supply and a septic tank of suitable capacity.

To sum up: a small town is an attractive place to build a car wash if it is the only or one of few such facilities in the area and serves customers within a radius of several dozen kilometres. A car wash on a busy road or near a housing estate without a touchless car wash will attract customers. A small town usually means no competition, which is why most investors opt for a car wash in the basic version.
